Insurance for Remediation & Restoration: Because the Aftermath is the Real Job

From Category 3 water to toxic mold and fire soot, The Pack protects the contractors who run toward the disasters everyone else is running away from.

When "Standard" Insurance Isn't Enough

Most insurance policies have a "mold and pollution" exclusion that is about as useful to a remediation contractor as a wet matchbook. If your job involves scrubbing soot, pulling moldy drywall, or drying out a flooded basement, a standard GL policy probably won't actually cover your main business activities.

At Hood Insurance, we build policies for the Restoration & Remediation pros. We know that if a mold spore survives your "clean" or a chemical you use for odor removal causes a reaction, you need Pollution and Professional Liability that actually has your back. We don’t do generic; we do "Category 3" protection for the messy reality of the job.

Licensing, Certifications, and the "Two-Trade Rule"

In Washington, the L&I rules for remediation are a bit of a gray area. There’s no specific "Mold License," so most pros operate under a Specialty Contractor or General Contractor registration.

  • The Specialty Registration ($15,000 Bond): This works if you’re strictly doing the cleanup—cleaning the air, scrubbing the soot, and drying the subfloor.

  • The General Contractor Registration ($30,000 Bond): The moment you start the "build-back"—putting up the new drywall, installing the new flooring, or hiring a sub to handle the electrical—the state considers you a General Contractor.

Most successful restoration crews in Lynnwood carry the General registration so they can handle the job from the first fan to the final coat of paint. We also know that your IICRC certifications aren't just wall decorations; they are proof to the insurance adjusters and property managers that you know your stuff. We make sure your insurance limits ($1M minimum, always) match the requirements of the TPA networks and adjusters you work with.

Protecting the Gear and the Goods

Your business relies on specialized gear—air scrubbers, dehumidifiers, and thermal imaging cameras that cost more than a decent used car.

  • Inland Marine: We protect your equipment whether it’s in your van, at the shop, or humming away in a client’s basement.

  • Bailee Coverage: If you take a client's soot-covered rug or fire-damaged furniture back to your shop to be cleaned, you are legally responsible for it. We add Bailee coverage so you aren't paying for a "lost" heirloom out of pocket.

  • Stop-Gap Liability: Washington's unique L&I system leaves a hole for employee-related lawsuits. The Pack fills that hole automatically so you can focus on the cleanup.

Protecting Your Den and Your Gear

Your tools aren't just hammers and screwdrivers; you’re hauling thousands of dollars in multimeters, thermal cameras, and specialized power tools. If someone decides to "liberate" your gear from your van overnight, standard auto insurance won't help you. We use inland marine coverage to make sure your tools are covered whether they’re in the shop, in the van, or on the job site.

And since your service van is basically a rolling billboard for your business (and a very heavy one at that), we tailor your commercial auto policy to handle the reality of a fully-loaded tradesman vehicle.
